Want to know where is your transaction is?

Since Land Registration Authority (Registry of Deeds General Santos City) is On-Line for Land Titling Computerization Project, all Transaction done in the office are fully computerized. And now you can monitor your transaction any time anywhere.

Here are the few tips:

1. Go to the Land Registration Authority Web site: http://lra.gov.ph

2. Click the image of the LRA ONLINE TRACKING SYSTEM or (just simply Click the image below) or http://www.lra.gov.ph/LOTS.htm

3. Then Fill-Up the Transaction Monitoring

  • Select the RoD Name: General Santos City
  • Select the EPEB Type: CCV
  • Type the EPEB No: 201100XXXX

Note:

  1. RoD Name is the Province or City where you Transact your transaction “General Santos City
  2. EPEB Type is the transaction type : CCV (EPEB_CCV), Chattel Mortgage (EPEB1508), Personal Properties (EPEB_PP), Registered Land (EPEB496), Unregistered Land (EPEB3344)
  3. EPEB No. can be found in the Upper Right Corner of your official Receipt, which consist of 10 digit number. ex. 2010000XXX, 201100XXXX

      Good day! Madam, you have two choices, you could verify the Title “Title Number” in morong RD, which will cost you “if morong rd is online, not sure”. If Morong RD is computerized and you need a hard copy of that title “could be you in the future, if you will buy that area”. it’s better to have a certified true copy of the title, which will cost almost the same with verification.

    gud day po pwede po ba akong mag paturo step by step para malipat sa name ko yung binili kong lupa pano po ba mag palipat titulo..sa san jose del monte po ako nka bili san po ba ako pwede mag puntang BIR bka po kse mag kamali ako kung dun ako mkakuha tapos di nman pla dun dapat sayang lng ang gastos salamat po sana matulungan niu ako/

      Hi Madam! Good Day! Sorry for the late reply. Your transaction is Sale, if you both this to “Juan Dela Cruz or John Doe” The documents you needed are: Deed of Absolute Sale, BIR CAR/Tax Clearance Certificate(Bureau of Internal Revenue), Owners Duplicate Copy of Title(from the seller), Realty Tax Clearance, Transfer Tax Receipt/Clearance, Tax Declaration (you can get this in you City Assessors Office). This are the basic requirements for Issuance of Title.

      Regarding to your question “In what branch of BIR you pay?” Anywhere, as long as you indicate you details. But, your transaction should be transact in the Registry of Deed where your area both is located.

    In order to get the EPEB No. you should first go to any Registry of Deeds near you. “note: you could only get EPEB no. on computerized registry of deeds”. mabigyan lng kau ng EPEB No. after mapaentry nyo ang gusto nyong transaction, then bibigyan kau ng assessment form with your EPEB no., un n ung ipakita s cashier for your OR.

    hello sir/mam gud morning…tanong ko lang po kung saang sangay ng gobyerno ako pupunta para i-verify ang mga declared Public Land sa aming probinsya sa Nueva Vizcaya. Sapat na po bang katibayan na pag-aari ng isang tao ang isang parte ng lupa kung meron na siyang titulo na kahit ang titulong iyun is since 1930′s pa?

    May be you ask her/him your OR para malaman mo kung pinasok nya talaga or not, if meron na follow up mo s registry of deeds n pinasokan nya ng papers mo. kasi pag nasa manila n daw or s LRA mismo, matagalan talaga yan if patent or subdivision ung transaction nyo… Mas mabuti na ginafollow up nyo ung transaction nyo para malaman nyo kung may errors ung papers or title nyo.

    Magkakaroon lng po kau ng EPEB ung mapasok or MAPA ENTRY nyo n po ung transaction nyo. ano pala ung transaction nyo? IF Certified true copy po okey n yang photocopy ng title nyo. ang kailangan kc ung details ng title nyo.

    MAM ano po ung transaction nyo? kung certify ung transaction nyo, tama ung details n nilagay nyo. maybe ung title nyo is not yet upload to the system. ang mangyayari nyan hahanapin yan ng empleyado ang title, makakuha parin kayo ng copy na certified.

    Di ko po maxado mafigure out ung problem nyo mam, maybe expand nyo pa kung ano ung transaction nyo.

      xenxa n din sa late reply! now lang po kasi ako nagkaconnection ng net s new home, anyway. sa transfer po di ko po masabi, nasa memo kasi na minimum of 20 working days, but masmabuti na every now and then follow up nyo. minsan kasi di maiwasan na may mali documents or questions ung examiner, natatagalan pa tuloy. San po pla ung location nyo mam?

    Good day sir,. ask ko lang po..kasi bago ko lang po nakuha yung lot title ko at nakapangalan po ito sa akin..kaya lang po nagka problema po ako dahil nung makita ko po yung lot title ko ay kulang po JR. yung buong pangalan ng asawa ko…ano po ba ang dapat kong gawin? at madali po bang sulosyunan ang problema ko po? magkano naman po ang gagastusin ko para makumpleto po ito? at ano anu po ang requirements para dito? umaasa po ako sa inyong mabilis na pagtugon..maraming salamt po at more power!

      hello mam, good day! Ano po ba yung title nyo computerized na po ba? mas madali mam kung babalik kayo sa Registry of Deeds kung saan naregister yung title nyo at para malaman kung sino nagkamali. kung computerized na yung transaction nyo mam at na release na sa system, medyo mahaba ang process, pero sa inyo na side maghintay na lang kayo. Okey sana kung nacheck nyo agad pagkareceive nyo ng documents medyo madali na lang yun. wala kayong babayaran mam kung sa side ng RD ang may problem. if wala talagang JR yung pinasa nyo na documents, na kung saan un ung basihan nila sa pagencode.

          Paxenxa na di ko agad nasagot tanong mo. “RoD ksi ung last point” since portion lng ng lupa ung nabili mo, dapat na-subdivide na ito ng may ari, para every lot my title na. kung wla pa ipa-subdivide nyo n lang. para pagdating sa transfer madali n lng. marami kc ung puntahan bago lipat sa inu ung title. LAND TAX, assessors office, BIR.

          For basic requirements Please see: complete nyo lng po ung Basic Requirements for Registration: Deed of Sale, Owners duplicate of title “already subdivide”, Tax Declaration (City Assessors Office), then ung For Issuance of Title Transactions: CAR (from BIR), Transfer tax(Land TAX), Tax Clearance(Land Tax)

          1st siguro check nyo muna sa City assosors ung lot nyo, dapat nasa pangalan nyo na. then ask kayo for tax dec. pero di nyo makuha ang tax dec if wla pa kaung tax clearance from land tax, pacompute kau then bayaran nyo po, para bigyan kau ng tax clearance. back kau sa assessors. basta po last n ang ROD.

      Your Welcome MAM! don’t know po mam, parang wla mangsurveyor sa ROD. pero try nyo nalang po magtanong sa taga ROD kung may kakilala sila. sa pagkakaalam ko magpasubivide may mga pricing yan sila per lot ung iba. try nyo nalang lumapit sa Geogetic Engineer! baka maka mura po kau.

      ang transaction nyo is nasa uploading na. Pagkatapos po nyan is for Release na po. ang last update nyo po august 24, 2012 o July 24, 2012, baka po July. mam once na nasa uploading na po, pwede nyo naman puntahan yung office, follow up nyo personally… kung papabalikin po kau, just reason out lng po, and ask po ung personnel na to PLEASE upload n lng po kasi ganito ganyan. Just Please them.

      Clarify lang po that the “online Update of LRA” is NOT OWN by Gensanblog.com, but officially owned by Land Registration Authority. thank you po. Ung s problem nyo po puntahan nyo n lng po tlaga personally since more than the allotted time n po. ask nyo lng talaga ung nagaupload to prior your transaction.

Naiwala kasi nung empleyado ng RD ung original title ng lupa namin.At ang sabi nya ay irereconstitute daw at kailangan namin na magbayad.       Hello Sir Frederick, sir Original title talaga not the owner’s duplicate title? Dalawa kasi yan yung owner’s duplicate which is yung hawak nyo and ung Original na copya at the same time hawak ng RD. If original ung title sir, you can ask the head of the office to look for that title kc nasa RD lng po yan maybe na misplace, ganon din sa owner’s duplicate kung tlagang nabigay nyo na sa personnel upon entry of your transaction. If mawala kc yung hawak nyo n title “Owner’s duplicate” kailangan ng affidavit of loss from you and then file sa court. If yung Original nman, Reconstitute tlaga sir. but don’t loss hope andyan lng yang sa RD, ask nyo lng ung head nila.

    good morning sir, pano po ba ang procedure ng pag reconstitute? kung nawala po kasi talaga nung empleyado ung original copy nung title, di po ba dapat sila ang may responsibility na palitan yun through reconstitution at walang dapat bayaran yung owner? San po bang office dapat ako makipag usap para mag file ng complaint kung di nila maayos ung problema? nanghihingi kasi ung empleyado ng around 15k-20k para sa pagreconstitute daw, ganun po ba talaga kamahal ang binabayaran sa pagreconstitue? around 2 hectares lang ung area ng lupa at agricultural pa at located sa barrio.Tingin ko po ay may corruption na nangyayari at pinepending lang nya ung original title para magkapera sya.       Good morning! once n magreconstitute, kailangan nyo pong magpagawa ng affidavit of loss, magpapublished rin po kau nyan sa new paper, and magfile kau nyan s court. mostly po package ung hinihingi ng mga atty.. pero sir, for safe purposes direct kau sa atty., kasi mas nkakaalam yan sila. may be sir wag kau magpay sa empleyado kasi parang nakakapagduda yan. but before doing reconstitute, try nyo ask ung registrar of deed ng office ung pinakahead nila, malamang na misplace lng po yan. kung nwala talaga nila or in ur side, reconstitute tlaga ang dadaanan, and ganon daw talaga ang owner ang magbabayad, except kung aangkinin ng empleyado ang payment.

      Good Day po! Sir una sa lahat, wala po kaming kinalaman sa mga transaction na pinasok nyo sa ANY Registry of Deeds sa bansa natin, personally po nag-bibigay lang po kmi ng idea o information na makakatulong po sa mga visitor ng site na ito.

      Sir, marami po ang registry of deeds, di ko alam kung san po ung ROD na pinagrehistrohan nyo. every ROD po, iba-iba po ung paghandle ng trasantion nila o nakasanayan nila, pero the process is the same. in your part po, di ko po alam kung ano ang reason kung bakit tumagal ito. sa Free patent po kasi upon registering and paying po, ang mga detalye ng titulo nyo ay pinapadala po ito sa main office. ano po ang nangyayari sa main office? The details of ur title is strickly check, then nilalatag po nila ito, dito po makikita kung san nakapatong ung lupa nyo, dito malalaman kung may natamaan na katabing lupa. in short po dito po malaman kung may problema po ung ipinarehestrong titulo. bakit po to nila ginagawa, ito po ang isang reason bakit nagtransfer to computerized, sa computerized ksi, madaling maiwasan ang mga lupaing may second floor na lot o ung iba third floor n lot or pati ung mga titulo ang sabi ay lupain, pero pagcheck s map sa actual parte n po ng dagat.       Sir san po pala na RD nakaregistered ung title? Sir baka kasi may copya n ng title nyo ung system, un po possible po n makakuha kau ng electronic Certified true copy, pero sir kung san po nakarehistro ung title nyo dun lng po kau pwede makahingi ng certified true copy.

      hi mam, pwede nyo pong ilapit s registry of deeds na kung saan nakarehistro yung land title mam, if existing ang title ng lupa n nbili nyo and present nyo po ung mga nakuha nyo n document. nafully paid nyo n po ba ung lot?
